When you invest in office renovation services, you’re not just updating finishes, you are reshaping workflows. A successful renovation follows a predictable, sequenced timeline that keeps teams aligned and controls the budget.
Phase 1: Discovery & Concept (Weeks 1–5)
1. Discovery (Weeks 1-2): We start with floorplan walkthroughs and infrastructure assessments. This prevents guesswork and ensures the renovation solves actual problems.
Deliverable: Renovation Brief.
2. Space Planning (Weeks 2-5): We translate insights into test fits, zoning diagrams, and capacity projections. You can evaluate options before committing.
Deliverable: Concept Design Package.
Phase 2: Design & Permitting (Weeks 5–14)
3. Detailed Design (Weeks 5-10): The design becomes technical. We produce construction drawings, lighting plans, and finish schedules to ensure the project is buildable and code-compliant.
4. Permitting & Bidding (Weeks 10-14): We submit drawings to the city and guide vendor selection for AV and furniture. An experienced team anticipates long-lead items here.
Phase 3: Construction (Weeks 14–28)
5. Pre-Construction (Weeks 14-16): We map logistics, safety protocols, and phasing plans to minimize operational disruption during the build.
6. Build-Out (Weeks 16-28): Demolition, framing, electrical, and finishes. A qualified GC and design team coordinate daily to keep the schedule tight.
Deliverable: A space 95% complete.
Phase 4: Turnover & Optimization (Week 28+)
- 7. Punch List (Weeks 28-30): Correction of outstanding issues and final QA.
- 8. Move-In: Furniture setup, wayfinding, and tech onboarding.
- 9. Post-Occupancy (30-60 Days later): We analyze utilization and fine-tune the space.
